Guide to Renting

In order to rent an apartment through Time Equities, Inc. you must
  • Return a fully completed rental application form, and
  • Demonstrate good to excellent credit, and
  • Provide a minimum of 2 documentary sources of proof of sufficient income to meet income requirements set by the owner of the property.
Acceptable proof of income documentation includes:
  • Most recent tax return, or W2 forms
  • 2 most recent pay stubs
  • For self-employed applicants a letter from a CPA is necessary to verify income
  • Most recent bank or stock dividend statements or other proof of liquidity.

A signed rental application form constitutes authorization for credit, housing and criminal checks to be made by Time Equities, Inc. or by Core Logic Safe Rent on its behalf. A report from Experian will be obtained and you have a right to call 888-333-2413 for information regarding this report. A signed application also constitutes authorization for obtaining references from current and previous landlords, and to verify and obtain relevant employment and income information. Additional documentation may also be requested by TEI in furtherance of your application or credit check(s). Photo ID is required upon lease signing. Apartments remain on the market until a lease is executed by Landlord.

In circumstances where there is no credit history, minimal employment history or insufficient income, a guarantor may be considered. A guarantor must complete the guarantor section of the rental application and provide the same documentation as the proposed tenant(s).

After your application has been approved, you will be contacted and arrangements can then be made for you to provide certified checks for the rent and security deposit and for you to sign the lease. You will then receive an executed lease and will be advised when you can schedule your move-in and pick up the keys to the unit.
